The things you should know (our booking terms)

  • The maximum number of guests is 8 per booking. For legal reasons, we cannot accept additional guests/visitors, and we reserve the right to cancel your booking without a refund if there are more than 8 guests in your party (this includes all adults and children regardless of age).

  • We offer a minimum stay between 2 and 4 nights depending on the season (please check our booking form for details). For shorter stays please contact us directly.

  • We offer a cot for a baby up to the age of 2 years, and a high chair for an infant/toddler (max. two of each per booking). Please keep in mind that the apartment is not well-suited to the needs of toddlers and younger children, who need to be supervised.

  • Strictly no pets. Certified guide animals are welcome, but an extra cleaning fee and a higher damage deposit may apply. Please talk to us before booking to find out more and to discuss your needs.

  • Smoking or vaping of tobacco or non-tobacco products, as well as possession or use of any drugs is expressly forbidden on the entire property. In case of smoking, an extra cleaning fee may apply.

  • No parties, no commercial activities.

  • Check-in starts at 14:00, and you may check out comfortably until 12:00 (midday). Please get in touch in advance to confirm the approximate time of your arrival, especially if arriving at night. Luggage storage is available at the property, and we will be happy to accommodate early/late arrivals or departures on request!

  • If you would like to use our outdoor jacuzzi during your stay, please let us know early, so that we can make sure it is cleaned and prepared in time for your arrival.

  • Our cancellation policy for standard rates:

    • You may cancel your booking free of charge until 30 days before your arrival.

    • If you cancel in the 30 days before arrival, or if you don't turn up, you will be charged the full price of the booking.

    • We are happy to move your booking to other dates subject to availability and payment of any pricing difference. If you request to move your booking less than 30 days before the original arrival date, the moved booking becomes non-refundable.

  • Our cancellation policy for special offers:

    • From time to time we may offer special rates or individual discounts. Typically, bookings made at these rates will be non-refundable. The cancellation terms applicable to your booking will be sent to you together with any discount code or individual offer.

    • You will be expected to pay 100% of the total price of your stay at the time of booking, and if you cancel or don't turn up, you will not be refunded.

  • Additional fees:

    • Local tax: €2.55 per guest per night (14 years of age and above)

    • Final cleaning fee: €380 per booking

    • Refundable damage deposit: €800 per booking (we accept cash or credit/debit cards)

    • Jacuzzi preparation/cleaning fee (on request): €150, please contact us to confirm interest

    • Meals, grocery shopping, other services (on request): please contact us to discuss your requirements!

  • Additional benefits:

    • From 15 May to 31 October, all overnight stays at Bear & Bison Lake View include the Zell am See-Kaprun Summer Card!

    • During the winter season, pre-book your skis or snowboards online with our local partner Europsport to claim at least 10% off the full rental price!

  • Our payment terms:

    • Payment by credit or debit card: At the time of booking, a deposit of 50% of the total price will be charged to your card. You will be required to pay the remaining balance by card via a payment link sent to you by email either immediately after booking (special offers) or approximately 6 weeks prior to your arrival (standard rates). All payments due must be made in full before arrival.

    • Payment by invoice: If you book your stay at least 40 days before your planned arrival date, you may also pay by invoice (bank transfer). To use this option, please contact us directly by e-mail or via the contact form. Once we confirm your booking, we will send you an invoice payable within 5 working days. Once you make the bank transfer, please send us a proof of payment. If no payment is received within the 5-day period, your booking may be cancelled.

    • Credit & debit cards are processed on-line securely via Stripe.com

    • Damage deposit: Damage deposit is payable upon arrival either by credit or debit card, or cash. If a credit or debit card is used, the deposit will be refunded within 7 days of departure (as soon as possible once no damage has been confirmed).

    • Guests are required to provide a valid and working method of payment to cover the damage deposit in full. Failure to do so may result in a cancellation of your booking.

    • In case of damage or loss to the property occurring during a guest’s stay, the hosts have a right to retain the damage deposit, partially or fully, to cover the costs incurred. Any costs in excess of €800 may be charged to the guest’s payment method on record. We endeavour to resolve such cases with respect and fairness.

    • Please note that the final cleaning fee of €300 per booking does not cover unusual or unexpected cleaning costs (e.g. dry-cleaning of carpets, removing unusual or persistent stains or smells from furniture or fittings, etc.)

  • Our privacy policy:

    • We use personal and credit card data, and any other information you voluntarily provide (e.g. expected arrival time, license plate number, your preferences, comments) solely for the execution of the booking, unless you have given your explicit consent to other uses. We will process the data to record your booking as requested, to provide the services booked, to contact you in case of questions or problems, and to ensure correct payment.

    • By booking your stay at Bear and Bison Lake View you confirm that you have read, understood, and accept the information and terms on this page. In addition, you agree to abide by our house rules.
